Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday May 11, 2026 for the purpose of considering the following applications:

PUBLIC HEARING

 

The following public hearings have been scheduled for May 11, 2026 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.

  1.               Josal/FC Putnam Sports-7 Bryant Pond Road

        (TM#63.-3-2/File 2026-0006)

 

        The subject property is comprised of +/- 13.5 acres and is located on

                    7 Bryant Pond Road within the R-3 Zoning District.  The applicant is 

        requesting a reinstatement of the previously approved Special Use 

        Permit.

 

  1.               Spitzer Residence- 164 Walnut Road

                               (TM#83.80-1-54/File2026-0002)

 

      The subject’s property consists of +/- 0.28 acres and is located on 

      164 Walnut Road, within the LP Zoning District.  The applicant is

      proposing reconstruction of a single-family residence damage by fire.

      The applicant requires a Stie Development Plan and Major Grading

                    applicant  is proposing a two-lot subdivision. Lot 1 will be the  

        existing single family residence, lot 2 will be developed with a  

        new single family residence.  The applicant requires a Subdivision, 

                                Site Development Plan and Major Grading Permit.

 

  1.       Urbina, Luis- 14 Cranberyy Pond Road

        The subject’s property consists of +/- 1.03 acres and is located on 

        14 Cranberry Pond Road within the R-3 Zoning District.

        The applicant is proposing to remove existing pool and construct new

        concrete pool, with retaining wall, pavilion and basketball court’

        The applicant requires a Site Development Plan, Wetland and 

        Major Grading Permit.

        The subject’s property consists of +/ 1.5 acres of land and is

         District. The applicant is proposing a Karate Training Facility.

         The applicant requires a Special Use Permit.

        The subject’s property consists of + 2.21 acres of land and is located

        on 638 Sprout Brook Road and within the R-1 Zoning District.  

        The applicant is proposing soil remediation.  The applicant requires a 

        Site Plan, Major Grading and Wetland Permit. 

 

  1.     YMCA Camp Combe-684 Peekskill Hollow Road

      (TM#63.-3-27/File 2023-0260)

 

      The subject property consists of +/- 79.2 acres of land and is located 

      on 684 Peekskill Hollow Road and with the PD Zoning District.  

      The applicant is proposing renovation to the existing facilities to 

                  enhance the uses permitted.  The applicant requires an Amended

      Site Plan, Amended Special Use Permit, Major Grading and 

      Wetland Permit.
