NOTICE 07/2025                                                              

Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday July 21, 2025 for the purpose of considering the following applications:

PUBLIC HEARING

The following public hearings have been scheduled for July 21, 2025 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.                                        

  1.        Prira Holding, LLC-17 Oscawana Lake Road

                           (TM# 91.27-1-15/File2024-0298)

                          The subject’s property consists of +/- 0.22 acres and is located on

17 Oscawana Lake Road, within the CC1 Zoning District. The

applicant is proposing to change second floor space to residential.

The applicant requires a Site Plan and Special Use Permit.

 

  1.       New Hill Road Arched Culvert – New Hill Road

   (TM# Town Right of Way/File 2025-0001)

The subject’s property located within the Town of Putnam Valley Right

of Way consists of less than one acre of disturbance and is located on

New Hill Road, within the R-3 Zoning District. The applicant is

proposing the replacement of an existing 16-foot span bridge with a 36-

                            foot span precast concrete arched culvert that will cross the Peekskill

Hollow Brook.  The applicant requires a Site Plan, Major Grade and

Wetland Permit

  1.      Cimarron Road Arched Culvert – Cimarron Road

     (TM# Town Right of Way/File 2025-0002)

                       

The subject’s property located within the Town of Putnam Valley Right of Way consists of less than one acre of disturbance and is located on

Cimarron Road and within the CD Zoning District.

The applicant is proposing the replacement of an existing 20-foot span bridge with a 32-foot span precast concrete arched culvert that will cross the Canopus Creek.  The applicant requires a Site Plan, Major Grading and Wetland Permit.

  1. Santaniello Residence- 10 Blue Jay Place

                            (TM#74.19-2-8/File 2025-0006)

The subject’s property consists of + 1.00 acres of land and is located on

10 Blue Jay Place in the R-1 Zoning District. The applicant is proposing

an accessory apartment in the first floor of an existing single family

residence.  The applicant requires a Site Development Plan and Special

Use Permit.

  1.     Patel Residence, LLC., 78 West Shore Drive

(TM#62.13-2-15/File 2022-0248)

                            The subject’s property consists of + 1.13 acres of land and is located on

78 West Shore Drive and within the R-3 Zoning District.  The

applicant is proposing to legalize a one-bedroom accessory apartment.

The applicant requires a Site Plan and Special Use Permit.

 

  1.               Tiger Lily Eighteen- 231 Wiccopee Road

(TM#41.-2-2/File2024-0280)

The subject’s property consists of +/- 14.86 acres and is located on

231 Wiccopee Road, within the CD Zoning District.  The applicant is

                            proposing to reconstruct an existing barn structure to be used as a pool

cabana, along with installing a natural pool.  The applicant requires a

Site Development Plan and Major Grading Permit.

 

  1. Cole, James, 179 Bell Hollow Road

                             (TM# 51.-1-9/File 2025-0017)

 

The subject property consists of +12.582 acres of land and is located on

179 Bell Hollow Road and with an R-3 Zoning District.  The applicant

is proposing to construct a new single-family residence, with driveway,

well and septic system. The applicant requires a Site Development

Plan,  Major Grading and Wetland Permit.

 

  1. Adams & Stephenson Residence, Pudding Street

                               (TM#41.-2-14.2/File 2025-0018)

                               The subject’s property consists of +/- 6.0 acres and is located on

Pudding Street, within the CD Zoning District. The applicant is

proposing a single family residence, with driveway, well and septic.

The applicant requires a Site Development Plan and Major

Grading Permit.

 

  1.       Rabbinical Seminary of America- Barger Street

                               (TM# 85.13-29,33.2,31,32/File 2021-0234)

The subject’s property consists of + 62.79 acres of land and is located

on Barger Street within the R-2 and PD Zoning District. The applicant

has applied to conduct soil testing in the area of a former gas station

located on the subject’s property.  The proposed work is located in a

Town of Putnam Valley wetland buffer area.  The applicant requires a

Wetland Permit from the Planning Board.
