Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday October 20, 2025 for the purpose of considering the following applications:

PUBLIC HEARING

The following public hearings have been scheduled for October 20, 2025 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.                                     

 

  1. 1. Rodrigues Residence- Wiccopee Road

(TM#52.-3-81/File2025-0010)

 

                             The subject’s property consists of +/- 12.2 acres and is located on

Wiccopee Road, within the CD Zoning District. The applicant is

proposing a single family residence, with driveway, well and septic.

The applicant requires a Site Development Plan, Wetland and Major

Grading Permit.

 

  1. 2. Mancuso, Joey-221 Oscawana Lake Road

                              (TM#72.16-1-1/File2024-0289)

 

                              The subject’s property consists of +/- 66.64 acres and is located on

221 Oscawana Lake Road, within the R-3 Zoning District.  The

                              applicant is proposing to construct a steel famed indoor horseback

riding building, measuring 80’x150’x26’. The applicant requires a

Site Development Plan and Major Grading.

  1.                           Thomas Residence- 205 lake Drive

(TM#83.81-2-8/File2025-0021)

 

                               The subject’s property consists of +/- 0.16 acres and is located on

205 Lake Drive, within the LP Zoning District.  The applicant is

proposing remediation and restoration of rear yard that has been

excavated without a permit.  The applicant requires a Site

Development Plan, Wetland and Major Grading Permit.

 

REVIEW

 

  1.     Beverly Hills/King David Cemetery-101 Mill Street

                               The subject’s property consists of +/- 33.42 acres and is located on

101 Mill Street, within the PD Zoning District.  The applicant is

proposing to remove a collapsed retaining wall and re-grade the area.

A new entrance sign and decorative planter is proposed for the area.

The applicant requires a Site Plan and Major Grade Permit.

 

  1. Stern Residence, 22 Cove Road

The subject property is comprised on + 0.74 acres and is located on

22 Cove Road, within the R-3 Zoning District.  The is proposing a

second story addition to existing residence, with new porch and

driveway.  The applicant requires a Site Development Plan, Major

Grade and Wetland Permit.

 

  1. Wagner Residence- 205 Pudding Street

                              (TM#30.-2-59/File 2023-0273)

 

                              The subject’s property consists of + 1.94 acres of land and is located on

205 Pudding Street and within the CD Zoning District.

The applicant is proposing soil remediation.  The applicant requires a

Site Plan, Major Grading and Wetland Permit.

 

SHORT TERM RENTALS

                               The subject’s property consists of + 0.514 acres of land and is

located on 8 Grove Street, within the R-3 Zoning District.

The applicant proposes to legalize a short-term rental use

within a single-family residence.  The applicant requires a

Special Use Permit.
