Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday June 9, 2025 for the purpose of considering the following applications:

PUBLIC HEARING

The following public hearings have been scheduled for June 9, 2025 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.

 

  1.             Lile Boutique Spa, 11 Oscawana Lake Road

                             (TM#91.27-1-14/File 2025-0007)

The subject’s property consists of + 0.57 acres of land and is located on

11 Oscawana Lake Road in the CC1 Zoning District. The applicant is

proposing to operate a Spa in the lower level of a multi-use commercial

building.   The applicant requires a Special Use Permit.

  1.        Santaniello Residence- 10 Blue Jay Place

                          (TM#74.19-2-8/File 2025-0006)

The subject’s property consists of +/- 1.00 acres of land and is located

on 10 Blue Jay Place in the R-1 Zoning District. The applicant is

proposing an accessory apartment in the first floor of an existing single

family residence.  The applicant requires a Site Development Plan and

Special Use Permit.

 

  1.        Prira Holding, LLC-17 Oscawana Lake Road

                           (TM# 91.27-1-15/File2024-0298)

                          The subject’s property consists of +/- 0.22 acres and is located on

17 Oscawana Lake Road, within the CC1 Zoning District. The

applicant is proposing to change second floor space to residential.

The applicant requires a Site Plan and Special Use Permit.

 

  1.       Beverly Hills/King David Cemetery-101 Mill Street

(TM#84.11-1-30&38/File 2025-0009)

                          The subject’s property consists of +/- 33.42 acres and is located on

101 Mill Street, within the PD Zoning District.  The applicant is

proposing to relocate and reconstruct a retaining wall that collapsed.

As part of the relocation of the wall the are proposing to add additional

burial sites, an entrance sign and decorative landscape and planter.

The applicant requires a Site Plan and Major Grade Permit.

 

  1. Rodrigues Residence- Wiccopee Road

                          The subject’s property consists of +/- 12.2 acres and is located on

Wiccopee Road, within the CD Zoning District. The applicant is

proposing a single family residence, with driveway, well and septic.

The applicant requires a Site Development Plan, Wetland and Major

Grading Permit.

 

  1. Rodrigues Residence- Wiccopee Road

(TM#52.-3-79/File2025-0011)

                          The subject’s property consists of +/- 6.6 acres and is located on

Wiccopee Road, within the CD Zoning District. The applicant is

proposing a single family residence, with driveway, well and septic.

The applicant requires a Site Development Plan and Major

Grading Permit.

 

  1.     Irving Residence- 524 Peekskill Hollow Road

                          The subject’s property consists of +/- 1.46 acres and is located on

524 Peekskill Hollow Road, within the R-2 Zoning District. The

applicant proposing an accessory apartment on top of an existing

attached garage.  The applicant requires a Site Development Plan

and Special Use Permit.

 

  1.     Arrigoni Development-824 Peekskill Hollow Road

The subject’s property consists of +/ 1.34 acres of land and is located

on 824 Peekskill Hollow Road, within the CN Zoning District.  The

applicant is proposing a 100 x 51 ft. commercial building.  The applicant

requires a Site Plan, Wetland and Major Grade Permit.

 

  1.     Enloe Street Development- Enloe Street

                            (TM#91.27-1-16/File 2025-0014)

                          The subject’s property consists of +/ 0.58 acres of land and is located

on Enloe Street, within the CC1 Zoning District.  The applicant is

proposing 90 x 50 mixed use commercial building.  The applicant

requires a Site Plan and Major Grade Permit.
