Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday March 24, 2025 for the purpose of considering the following applications:

  1.             149 North Shore Residence-149 North Shore Road

                            (TM#51.15-1-10/File2024-0282)

 

                            The subject’s property consists of +/- 1.3121 acres and is located on

149 North Shore Road, within the R-3 Zoning District.  The applicant is

                            proposing the demolition of an existing single family residence and

constructing a new single family residence, with driveway, walkways,

carport, shed and new dock. The applicant requires a Site Development

Plan, Major Grading and Wetland Permit.

 

  1. Mancuso, Joey-221 Oscawana Lake Road

                            (TM#72.16-1-1/File2024-0289)

 

                            The subject’s property consists of +/- 66.64 acres and is located on

221 Oscawana Lake Road, within the R-3 Zoning District.  The

                            applicant is proposing to construct a steel famed indoor horseback

riding building, measuring 80’x150’x26’. The applicant requires a

Site Development Plan and Major Grading.

 

  1. Wines Residence- 30 Park Drive.

The subject property consists of + 1.06 acres of land and is located on

30 Park Drive in the R-3 Zoning District. The applicant is proposing

an addition to existing residence to include a 2 car garage, front

entrance and modifications to existing driveway.  The applicant

requires a Site Development Plan and Major Grading Permit.

 

  1.     Severns Residence, 39 Lake Drive

                             (TM#83.58-1-40/File 2025-0002)

 

The subject’s property consists of + 0.25 acres of land and is located on

39 Lake Drive in the LP Zoning District. The applicant is proposing

A renovation to existing rear deck, which include replacing footing.

The applicant requires a Site Development Plan and Wetland Permit.

 

  1.     Marin Residence, 152 Pudding Street

                             The subject’s property consists of +/- 2.72 acres and is located on

152 Pudding Street, within the R-3 Zoning District.  The applicant is

                             is proposing to construct a detached 40×30 accessory building with

office and storage on the 2nd floor. The applicant requires Site

Development Plan, Major Grade, Special Use and Wetland Permit.

 

  1. Friedman Residence, 42 Chippewa Road

                            The subject’s property consists of +/- 0.39 acres and is located on

42 Chippewa Road, within the R-3 Zoning District.  The applicant is

                            proposing the demolition of an existing single family residence and

constructing a new single family residence, and 2 bay detached garage,

with new septic system.  The applicant requires Site Development Plan,

Major Grade and Wetland Permit.

 

  1. Herrera/Katz and Segal, 434 Peekskill Hollow Road

                            The subject’s property consists of +/- 21.18 acres and is located on

434 Peekskill Hollow Road, within and R-3 Zoning District.  The

proposed action is a lot line realignment between Herrera/Katz and

Segal.  The proposed action will result in a minor lot line revision, with

no proposed development or land disturbance.

 

  1.     Suh, Harry, – 44 Bell Hollow Road

The subject’s property consists of +/- 15.446 acres and is located on

44 Bell Hollow Road, within and R-3 Zoning District.  The applicant is

proposing a garage and first story addition to existing 2 story residence.

The applicant requires a Site Development Plan, Major Grade and Wetland Permit.

 

  1.  Kelvas, Andrew, 63 James Drive

                             (TM# 62.13-1-29/File#2025-0001)

 

The subject’s property consists of +/- 0.62 acres and is located on

63 James Drive, within the R-3 Zoning District.  The applicant is

                             is proposing to construct a detached 40×80 prefabricated metal garage.

The applicant is proposing to merge 2 adjacent lots.  The applicant

requires Site Development Plan and Major Grading.
